Location
Kirribilli is an exclusive harbourside suburb on the Lower North Shore of Sydney.   It is three kilometres north of Sydney’s CBD and is only half a square kilometre in area.   Kirribilli is in the local government area of the Municipality of North Sydney, adjacent to the stunning peninsulas of Milson’s Point and McMahon’s Point.   The suburb is best known as the home of prominent landmarks, Kirribilli House, the official residence of the Australian Prime Minister and Admirality House, the official Sydney residence of the Governor General of Australia.  

 
Household Occupancy
The predominant age group in Kirribilli falls between 30-39 years.   In relation to demographics, single parents make up the largest group of residents, occupying 41% of households.   Childless couples make up 29% of the population, lone households 14% and couples with children a low 9%.   Kirribilli has one of the largest proportions of renters on the Lower North Shore.   58% of residents are renting their homes, 25% own their homes outright and 12% are purchasers.   Those who are purchasing their homes would be paying more than $2,000 a month in mortgage repayments.   The majority of residents in Kirribilli are employed in professional occupations, earning salaries greater than $103k per annum.  

Average Prices
In 2010, the average sale price of houses in the area has been $2,525,611.   On average, this price tag will purchase a three to four bedroom, one to two bathroom home with a garage.   In comparison, the average sale price of a one to two bedroom, one bathroom unit with car parking facilities is $731,621.   Top sale prices for each category of $3,570,000 and $1,465,000, respectively, have been recorded in the last six months.   84 units and 13 houses were sold in Kirribilli in 2009.

The Neighbourhood
Kirribilli is one of Australia’s oldest suburbs and is filled with Georgian and Gothic revival mansions erected in the early nineteenth century.   It also features five parks, covering eight per cent of the total area.   The Kirribilli Neighbourhood Centre is a NSW Heritage Listed Site and is a popular local spot for community activities, parties and celebrations.   Kirribilli has only a small strip of shops and cafes opposite Milson’s Point Railway Station and hosts monthly markets on the lawns of the former Kirribilli Bowling Club.   The markets contain a diverse array of clothing, jewellery and food stalls.   There are two well sought-after schools in Kirribilli – the all male St. Aloysius’ College and all female Loreto Kirribilli.

Transport
Kirribilli is situated at the northern end of the iconic Sydney Harbour Bridge and offers an abundance of transport options for locals.   It is only a five minute drive from Sydney’s CBD with the Warringah Freeway providing a vital link south to the CBD and north to Chatswood.   Buses operate frequently from Kirribilli to surrounding suburbs on the Lower North Shore.   Milson’s Point railway station is on the North Shore Line of the City Rail Network and is only a  seven minute journey to central station.   There are four ferry wharves operating near Kirribilli.   Kirribilli and Milson’s Point wharves are serviced by Sydney Ferries and join Kirribilli to the CBD and inner harbour whilst the Beulah and Jefferys Street wharves are serviced only by the private operator Matilda Cruises.  

Restaurants, Accommodation, Amenities
The main streets of Kirribilli are lined in a vast array of restaurants of French Japanese, Italian and Thai cuisines.   Milson’s Kirribilli is one of Sydney’s premier restaurants, tucked secretly behind the Harbour Bridge and offering an enviable menu, grounded uniquely in Australian cuisine.   Garfish Seafood Resturant is another hotspot that attracts diners from far and wide.   Kirribilli Village Apartments are four-star, fully furnished and self contained apartments, perfect for the family holiday to the overnight business trip.   There are a number of other affordable harbourside apartments in Kirribilli and it is only a five minute drive to the larger hotel chains of North Sydney, the North Shore and Rydges Hotels.
