Location
Mosman is a picturesque suburb on the Lower North Shore of Sydney.  It is located eight kilometres north of the Sydney CBD.  Along with a highly prized coastline, Mosman boasts an exclusive shopping district with high-end boutiques and busy restaurants and cafes.  Mosman is the local government centre of the Municipality of Mosman and is located on a peninsula between Cremorne and Balmoral.

 

Household Occupancy
The average household income for Mosman is well above $130k per annum, which is the highest level in the country.  The primary age group in Mosman is 30 - 39 years.   Sole parents make up the largest group of residents at 33% – in fact, Mosman has in the recent past been named the ‘divorcee capital of Australia’. Couples with children make up 28% and childless couples – 26%.   37% of the population of Mosman own their home outright, 35% are renters and 25% currently paying down their mortgage.

Median Prices
Currently the median sales price of houses in the area is a healthy $2.05 million. In comparison, the median sale price for a unit is $804,000. The highest price paid for a house in Mosman in the past six months was $12.6 million.  The highest price for a unit was $4 million.  547 units and 313 houses were sold in Mosman in 2009.

The Neighborhood
Along with its shopping areas and the popular Arts and Crafts market held on the first Saturday of the month, Mosman is also blessed with a large number of parks – including sections of Sydney Harbour National Park and Bradleys Head.  Mosman is also home to Sydney’s famous Taronga Zoo, which along with animals from across the globe, includes some of the best views of Sydney Harbour that the North Shore has to offer.   Mosman is also close to Balmoral Beach, which is a popular spot for families all year round. 

Transport
The most picturesque route to the CBD from Mosman is via one of the two ferry routes – either Taronga Zoo or Mosman Wharf.  There is a direct bus route into the Sydney CBD, which is 7.3 kilometres or 12 minute trip to Wynyard Station.  The main road from Mosman – Military Road – can become very busy, particularly during peak times.  A dedicated bus lane however means that public transport can be your best option if commuting to work each day.  There are alternate routes however and the Gore Hill Freeway is within easy reach.

Restaurants, Accommodation, Amenities
Mosman has a wide variety of restaurants servicing locals in the area – ranging from basic cafes to fine dining experiences.  For something a little different, Burnt Orange Café offers an eclectic mix of homewares, fashion and bustling restaurant.  The almost rural setting of the national park – together with the wonderful harbour views – makes this place the ideal spot for out-of-town guests and locals alike. Mosman is also the home of Sydney's oldest military buildings set on 150 hectares of defence land, which is now being opened to the public to be BBQ areas, wedding and party venues and art galleries.
